Frozen Condensate Pipe? How to Get Your Boiler Going Again

If your condensing boiler cuts out during a cold snap, check the condensate pipe first. It’s the plastic pipe carrying waste water from the boiler, often to an outside drain. When it freezes, the boiler shuts down. You can usually fix it by thawing the pipe with warm (not boiling) water or a hot water bottle, then resetting the boiler.

If that doesn’t work, or the pipe is out of safe reach, book a boiler repair. We cover homes across East Kent, including Whitstable and Herne Bay.

Is it the condensate pipe?

Likely signs:

  • The boiler stopped during freezing weather
  • A gurgling noise from the boiler or pipe
  • A fault code on the display (on Worcester boilers, often EA 227; check your manual)
  • Ice at the end of the pipe outside

Thawing it safely

  1. Follow the pipe from the boiler to the outside and find the frozen section, usually at a bend, the lowest point or the open end.
  2. Warm it gently with a hot water bottle, a warm cloth, or warm water poured slowly along it. Avoid boiling water.
  3. Take care outside, as spilled water freezes quickly on paths.
  4. Don’t climb ladders to reach high pipes. Call an engineer.
  5. Reset the boiler following the manual.

If it doesn’t restart

  • Check the pressure gauge
  • Check the gas supply
  • Try one more reset

Then call an engineer. Don’t keep resetting, and never open the boiler casing.

Preventing it next winter

An engineer can reduce the chance of freezing by:

  • Using a larger diameter pipe on external runs
  • Adding weatherproof insulation
  • Rerouting the pipe internally where possible
  • Improving the fall and reducing bends
  • Fitting trace heating in very exposed spots

These can be done during a service or when fitting a new boiler.

Coastal Kent and cold snaps

East Kent winters are often mild near the coast, but cold snaps with easterly winds do happen, and homes around Canterbury, Herne Bay and Whitstable with condensate pipes on exposed walls can be caught out. Checking the pipe’s route and insulation during your annual service is a simple precaution.

Frequently asked questions

Will a frozen condensate pipe damage my boiler?

Usually not. The boiler shuts down to protect itself and should run normally once the pipe is thawed.

How long does it take to thaw?

Often a few minutes with warm water, depending on how much of the pipe is frozen.

Why doesn’t my neighbour’s pipe freeze?

Their pipe may be larger, better insulated, shorter outside or run internally. Small installation differences make a big difference.
